Welcome to the LOIS Help Section - Altered Home

Demolished, or Altered Homes

Change in Occupancy or Change in Use

If a customer intends to "alter" a manufactured home (e.g., to turn it into a trailer):

1) The customer should go to the county tax assessor's office and complete the Multi-Purpose Change form asking that the home be identified as “Exempt, Destroyed”

2) The county should ensure that the taxes are cleared and then print a Home Detail Report for the customer

3) If the customer wants to title the "left over" portion of the home (ie: trailer), the customer should take the Home Detail Report to DMV as proof that the home has been classified as “Exempt, Destroyed”

If a customer intends to demolish, dismantle, or destroy a manufactured home:

1) The customer should go to the county tax assessor's office and complete the Multi-Purpose Change form asking that the home be identified as “Exempt, Destroyed”

2) The county should ensure that taxes have been cleared and then temporarily set the home to “Pending County Exempt” so that trip permits can be issued.

3) The customer should purchase a trip permit(s) to have the home moved to the salvage yard.

4) After the trip permit has been issued, the county should set the home to “Exempt, Destroyed.”

Altered Homes/Change in Occupancy:

A customer must purchase building permits to build onto a manufactured home. For example, if the customer wants to change the occupancy of a home.

If the customer gets the permits and the inspector changes the occupancy to something other than a manufactured home , the home should be changed to “Exempt, other” in the LOIS system.

If the customer fails to obtain the required permits and/or no inspections were performed on the home, the status cannot be changed. It continues to be treated as a manufactured home.

If the customer is changing the use to a storage building:

1) Customer goes to county tax assessor's office and completes the Multi-Purpose Change form asking that the home identified as “storage”, under siting type. (Counties should ensure that taxes are cleared.)

2) Customer must get approval from the local planning department for the use and location of the home.

3) If the customer wants to relocate the home, trip permit(s) must be purchased to have the home moved to the approved location.
